Nationally: New-Home Prices Hit Record High

The median price for a new single-family home reached a record high in May of $345,800, the Commerce Department reports. Buyers will be paying a huge premium for new construction, as new-home prices are now 16.8 percent higher than they were a year ago.

So far, however, the higher price tags don’t seem to be spooking home shoppers. In May, 61,000 new homes were purchased—a 2.9 percent increase from April and an 8.9 percent increase from a year ago, the Commerce Department reports. “Builders are focused on the mid to upper end of the housing market,” says Joseph Kirchner, realtor.com®’s senior economist. “It means that it will be more difficult to find more affordable homes for first-time buyers, millennials, and low-income people.”

Only 6,000 newly constructed homes sold in May were priced between $150,000 and $199,999. Further, there were about 14,000 sales in the $200,000 to $299,999 range. New homes now cost about 36.8 percent more than previously existing homes, which also reached record-high prices in May.

Regionally, new-home sales increased the most in the West last month, posting a 13.3 percent month-over-month jump, followed by a 6.2 percent increase in the South. New-home sales, meanwhile, fell 10.8 percent in the Northeast and plunged 25.7 percent month-over-month in the Midwest.

Townhome Construction is Booming

construction-a1Townhouse construction continued to make gains in the third quarter on a year-over-year basis. Starts of townhomes totaled 94,000, a more than 10 percent year-over-year gain in the third quarter of this year, Census data showed.

The market share of new townhouses was at 12.4 percent of all single-family starts in the third quarter, near the cycle high, the National Association of Home Builders reports in its analysis of the data. The townhome market reached its last peak in the first quarter of 2008, when it comprised 14.6 percent of total single-family construction.

NAHB predicts townhouse construction continue to make gains in the coming years, although with occasional ups and downs.

“The long-run prospects for townhouse construction are positive given the large numbers of home buyers looking for medium density residential neighborhoods, such as urban villages that offer walkable environments and other amenities,” the NAHB noted on its blog, Eye on Housing.

NAHB-LogoThe average size of new single-family homes is dropping, reversing an upsizing trend in residential construction. Builders say this is happening because their industry is taking more interest in the entry-level market and not just catering to the luxury sector any longer. A growth in townhomes, which are typically smaller than traditional homes, is part of the reason for the decreased size, builders say.

The median single-family square floor area dropped from 2,465 in the first quarter to 2,392 square feet in the second quarter, according U.S. Census data. The average square footage for new single-family homes dropped slightly from 2,658 to 2,616 square feet.

The builder’s trade group says home sizes are following a pattern for what typically occurs during and after a recession. “New-home size falls prior to and during a recession as some home buyers tighten budgets, and then sizes rise as high-end home buyers, who face fewer credit constraints, return to the housing market in relatively greater proportion,” Robert Dietz, chief economist of the National Association of Home Builders, notes at the group’s Eye on Housing blog. “This pattern was exacerbated during the current business cycle due to market weakness among first-time homebuyers. But the recent small declines in size indicate that this part of the cycle has ended and size should trend lower as builders add more entry-level homes into inventory.”

NAHB-LogoNationwide housing starts climbed 6.6 percent last month to a seasonally adjusted annual rate of 1.17 million, according to Commerce Department data released Tuesday. Permits, a gauge of future construction, also jumped 3.6 percent month over month, showing the uptick will likely stay.

“Though housing construction data is relatively flat for the beginning of 2016, we anticipate a ramping up of housing production during the rest of the year, given a strengthening job market, low mortgage interest rates, and favorable demographics,” says Robert Dietz, chief economist for the National Association of Home Builders.

Single-family and multifamily starts both saw gains in April. Housing starts on single-family homes jumped 3.3 percent to a seasonally adjusted annual rate of 778,000 units. Multifamily starts, a more volatile sector, rose 13.9 percent to 394,000 units, the Commerce Department reported.

The bulk of the increase in single- and multifamily housing stats was in the Midwest and South. The Midwest saw a 22.2 percent month-over-month increase in housing starts, while the South saw a 14.1 percent boost. On the other hand, the Northeast saw starts drop 7.6 percent last month, while the West posted a 10 percent loss.

Housing permits, however, were up in all four regions in April, led by the largest gains in the West with a 4.7 percent month-over-month permit gain. The Midwest and South both registered 3.3 percent increases in permit issuance, and the Northeast saw a 3 percent increase.

More Owners Spruce Up Bathrooms, Kitchens

NHI-Mayeblast-imageHome owners are taking on larger remodeling projects, according to a survey conducted by the National Association of Home Builders Remodelers, an arm of the NAHB.

“While bathroom and kitchen remodels remain the most common renovations, basements, whole house remodels and both large and small scale additions are returning to levels not seen since prior to the downturn,” said 2016 NAHB Remodelers Chair Tim Shigley, CAPS, CGP, GMB, GMR, a remodeler from Wichita, Kan.

Remodelers report some projects have seen notable increases since 2013: whole house remodels rose by 10 percent; room additions rose by 12 percent; finished basements increased by 8 percent; and bathroom additions jumped 7 percent.

Bathrooms have topped the list of most common remodeling jobs since 2010 in the survey. Eighty one percent of remodelers report taking on a bathroom remodeling project. Seventy nine percent report taking on a kitchen remodel.

The following were the most common remodeling jobs in 2015, according to NAHB’s Remodeling Market Index Survey:

  • Bathroom remodeling: 81% of remodelers reported job as common
  • Kitchen remodeling: 79%
  • Whole house remodeling: 49%
  • Room additions: 47%
  • Windows/door replacement: 36%
  • Finished basement: 30%
  • Bathroom additions: 28%
  • Repairing property damage: 27%
  • Decks: 26%
  • Roofing: 25%
  • Handyman services: 20%
  • Siding: 20%
  • Second story additions: 17%
  • Enclosed/added garage: 16%
  • Enclosed/added porch: 16%
  • Historic preservation: 10%
  • Finished attic: 4%

Housing Starts Fall 3.8 Percent in January

NAHB-LogoNationwide housing starts dropped 3.8 percent to a seasonally adjusted annual rate of 1.099 million units in January, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department. Overall permit issuance edged down 0.2 percent.

“January’s production numbers are in line with our recent HMI reading and show that builders are being cautious as they face some market uncertainties and supply side constraints,” said NAHB Chairman Ed Brady, a home builder and developer from Bloomington, Ill.

“Despite the modest dip in starts this month, we expect to see ongoing, gradual growth in housing production in 2016,” said NAHB Chief Economist David Crowe. “An improving economy, solid job creation and pent-up demand for housing should keep the market moving forward.”

Both single- and multifamily production dropped in January. Single-family housing starts fell 3.9 percent to a seasonally adjusted annual rate of 731,000 units while multifamily starts declined 3.7 percent to 368,000 units.

Combined single- and multifamily starts fell in all four regions in January, with the West, South, Northeast and Midwest posting respective losses of 0.4 percent, 2.9 percent, 3.7 percent and 12.8 percent.

Multifamily permits rose 2.1 percent to a rate of 482,000 while single-family permits fell 1.6 percent to 720,000.

Regionally, the Midwest, West and South registered respective permit gains of 26.5 percent, 24.5 percent and 0.3 percent. Permits fell in the Northeast by 55.4 percent.

NAHB Reports New Home Sales Rise 10.7 Percent in October

NAHB-LogoSales of newly built, single-family homes rose 10.7 percent to a seasonally adjusted annual rate of 495,000 units in October, according to newly released data from HUD and the U.S. Census Bureau.

“Our builders are reporting continued optimism in the housing market, and are adding inventory in anticipation of future business,” said Tom Woods, chairman of the National Association of Home Builders (NAHB) and a home builder from Blue Springs, Mo.

“Sales this year are running 15.7 percent ahead of 2014,” said NAHB Chief Economist David Crowe. “With a firming job market, affordable home prices, and rising pent-up demand, today’s report is another indicator that the housing market continues to move on a modest upward trajectory.”

New-home sales were up in three out of the four regions. Sales rose 135.3 percent in the Northeast, 5.3 percent in the Midwest, and 8.9 percent in the South. Sales fell 0.9 percent in the West.

The inventory of new homes for sale was 226,000 units in October. This is a 5.5-month supply at the current sales pace.
