Rent No More! 10 U.S. Cities With Huge Increases in Homeownership

House 1026It’s time to tune out the chatter, the doom, and certainly the gloom: The American Dream of homeownership is alive and well. Really.

But that doesn’t mean it’s easy to buy a home these days. So what are the stumbling blocks? Stroke-inducing student loan debt. Soaring home and rent prices, and a lack of properties in many markets. And let’s not forget the Great Recession, which set so many would-be buyers back on their heels.

All this has dragged down homeownership rates, which hit 63.9% nationally in the third quarter of the year, according to the U.S. Census Bureau. That’s down about five percentage points from their pre-crash high in 2004.

But wait: There are bright beacons of hope across the nation, places where homeownership is actually on the rise.

The data team at realtor.com® set out to find those metros where homeownership rates are growing the fastest. In the process, we discovered a few trends. Ownership is shooting up the most in Rust Belt cities undergoing a resurgence; in smaller cities close to much bigger and pricier metros, where commuters can snag a home for less; and in fast-growing Southern hubs that are continuing to experience booming job markets.

Bonus: More than half of the metros on our list boast median prices well under the national median of $274,492.

“Affordability is a strong draw to these areas,” says Danielle Hale, chief economist at realtor.com®. A lot of these cities are on the outskirts of big cities where folks can snag an abode for less and then commute downtown for work, she adds.

However, interested buyers had better move fast—all this demand is steadily pushing home prices skyward.

To come up with our findings, the data team analyzed Census data comparing the homeownership rates in the first three-quarters of 2014 to the first three-quarters of 2017. The Census data only included 75 of the largest metros (with some cities moving on or off the list over the years, due to population shifts). Home list price data, from realtor.com, dates from Oct. 1.

So where are the most buyers settling into homes of their very own? Get ready for a few surprises…

2. Charlotte, NC

Current homeownership rate: 62.8%
Three-year homeownership change: +10.5%

3. Memphis, TN
Median home price: $195,050
Current homeownership rate: 61%
Three-year homeownership change: +9.3%

4. Baltimore, MD
Median home price: $300,040
Current homeownership rate: 68.4%
Three-year homeownership change: +7.3%

5. Allentown, PA
Median home price: $225,050
Current homeownership rate: 74.8%
Three-year homeownership change: +7.3%

6. Pittsburgh
Median home price: $174,950
Current homeownership rate: 74%
Three-year homeownership change: +7.2%

7. Albuquerque, NM
Median home price: $239,950
Current homeownership rate: 66%
Three-year homeownership change: +5.7%

8. Nashville, TN
Median home price: $359,050
Current homeownership rate: 68.8%

9. Dallas, TX
Median home price: $339,950

Chart 1000More than two-thirds of Americans believe that owning a home is an essential part of the American dream, according to a new survey released by the National Association of Home Builders of more than 11,300 registered voters.

“Americans continue to place a high priority on homeownership and work hard to achieve this goal for their families,” says NAHB Chairman Granger MacDonald.

Other recent surveys also have shown a high desire for homeownership, despite the homeownership rate remaining stalled near a historical low of 64 percent. About 80 percent of millennials recently surveyed by rental website Apartment List say they hope to one day buy a home.

However, being able to afford one is the main obstacle, millennials say, that is holding them back. Thirty-six percent of the 24,000 millennial renters born between 1982 and 2004 surveyed said they’ll likely need to wait more than five years before they’ll have saved enough to buy. More than two-thirds of survey respondents say they don’t even have $1,000 in down-payment savings.

What Owners Want in Kitchen Remodels

House 1006Kitchen revamps tend to be one of the most popular home remodeling projects. About 10.2 million American households tackled a kitchen remodel or replacement work in 2015, according to a recent report from the National Kitchen & Bath Association. Homeowners tend to want new flooring, countertops, cabinets, sinks, and faucets in their kitchen remodels.

Also, “more homeowners are incorporating smart technology using the Amazon Echo or Google Home to connect to their appliances for cost savings, energy efficiency, and convenience,” says Elle H-Millard, who specializes in kitchen and bathroom trends at the NKBA.

The majority of homeowners aren’t spending big bucks in their renovations. Forty-one percent of homeowners’ work in their kitchen remodels was devoted to replacement projects costing less than $1,500. Twenty-two percent of respondents say they had minor remodeling done, between $1,500 to $5,000; 18 percent of homeowners had major remodels completed that cost between $5,000 to $10,000; and 19 percent completely remodeled their kitchens, spending more than $10,000.

Nearly 80 percent of homeowners who underwent a complete kitchen renovation spent on new appliances, according to the NKBA. Refrigerators were the top appliance replaced, followed by range ovens and dishwashers.

As for countertops, homeowners still largely prefer granite, followed by laminate at 23 percent and marble at 19 percent.

Homeowners still say they like wood flooring best too, but they weren’t as likely to splurge on real hardwood flooring for their kitchen renovations, according to the NKBA’s survey. Laminate flooring was the most popular material in the kitchen at 32 percent, with ceramic and stone tiles following closely at 31 percent; both are often designed to mimic wood. Actual wood, meanwhile, was chosen by 18 percent of survey respondents.

“Wood has that timeless feel,” says H-Millard. But “porcelain tile would be much more durable than wood, [and] laminate would be much more cost-effective.”

Sinks were another popular area of kitchen renovations. Stainless steel is the most popular option at 72 percent, but 9 percent of homeowners opt for enameled cast-iron sinks.

In some cities, love and real estate could make a perfect match. Realtor.com®’s research team recently identified the cities that attract singles with low employment, affordable housing, and a wide range of fun activities.

“These markets are not simply places with a high number of singles; in fact, the raw share of singles in these markets combined is about the same as the U.S. average,” says Javier Vivas, a realtor.com economic research analyst. “What really distinguishes this set are the more favorable conditions singles face when it comes to home ownership. Some of those right ingredients include solid job creation, rational price appreciation, and varied amounts of affordable inventory.”

The following cities boast 20 to 50 percent more single-owned households compared to the rest of the nation. Also, median list prices are more affordable for residents earning the median income, and unemployment rates are near or less than the national average of 5 percent.

Realtor.com® identified the following cities as the “best cities for singles looking for love and real estate.”
