Why are the Days on the Market in this wonderful neighborhood significantly higher that the current average of 91 days in the greater Nashville area yet the value per square footage remain fairly consistent since January 2004 despite the area’s recent market correction?  Does today’s consumer first look at new construction instead of an established neighborhood and well maintained homes?

Hounds Run is an established neighborhood leaving Brentwood and entering the Green Hills area of 37215.  Entry to this beautiful neighborhood is from Brentwood on Granny White towards Nashville.  Take a left on Beddington Park; this is Hounds Run. 

This neighborhood has majestic homes on a minimum of acre lots with scenic views sloping up small hillsides.  Overall, not a lot of property movement in this neighborhood that tells us once a homeowner moves in, remaining in the neighborhood is a great possibility. 

The average days on the market is way above the current 91 days per the Greater Nashville Association of Realtors®.  Property range is usually $800K – $1.5M and the price per square foot has remained fairly consistent since January 2004 despite the Nashville area’s recent market correction.

A joke to share on a rainy Saturday morning!

A koala was sitting in a gum tree…… smoking a joint.  When a little lizard walked past, looked up and said, ‘Hey Koala! What are you doing?’

The koala said, ‘Smoking a joint; come up and have some.’  So the little lizard climbed up and sat next to the koala, where they enjoyed the weed.

After a while the little lizard said that his mouth was dry and that he was going to get a drink from the river.  The little lizard was so stoned that he leaned too far over and fell into the river.

A crocodile saw this, swam over to the little lizard, and helped him to the side. Then he asked the little lizard, ‘What’s the matter with you?’  The little lizard explained to the crocodile that he was sitting smoking a joint with the koala in the tree, got too stoned, and then fell into the river while taking a drink.

The crocodile said that he had to check this out, walked into the rain forest, and found the tree where the koala was sitting finishing a joint. The crocodile looked up and said, ‘Hey you!’

So the koala looked down at him and said,  ‘Shiiiiiiiiiiit, duuuuuude…..How much water did you drink?!!’

April 2009 – Nashville’s Home Sales Decline, Pending Sales Get Boost!

There were 1,604 home closings reported for the month of April, according to figures provided by the Greater Nashville Association of REALTORS®. This figure represents a 24.9 percent decrease compared with 2,135 closings in April of 2008.

Year-to-date closings are down compared to last with year with 7,898. That is a 28 percent decrease compared to the 10,979 closings reported through April 2008.

“Home sales in Greater Nashville continue to decline, but there are some encouraging signs,” said GNAR President Mike Nichols. “First, the rate of decline in sales is still significant, but much smaller than it has been in recent months. And second, pending sales are increasing. The spring and summer are traditionally the strongest seasons for home sales, so we do expect to see some growth in coming months.”

There were 1,865 sales pending at the end of April, compared with 2,342 pending sales at this time last year.  The average number of days on the market for a single-family home was 91 days.

The median residential price for a single-family home during April was $164,500 and for a condominium it was $149,900This compares with last year’s median residential and condominium prices of $180,000 and $162,000, respectively.

Inventory at the end of April was 24,408, down from 24,670 in 2008. 

“Inventory is fairly stable right now, and is actually almost right where it was a year ago,” Nichols added.  “Farm, land and lots is the only category that is up significantly. Residential and condominium are both down. Farm, land and lots will likely stay where it is until homebuilding activity begins to increase again. For those trying to sell their home, it makes sense to have it fixed up inside and create as much curb appeal as possible. Competition for buyers is still very significant so preparation and proper pricing are critical to making transactions happen.“

Burglars Go Shopping While You’re On Vacation!

Only when you get home, you find the front door open, the back window broken, and valuables missing from all over the house, including your “clever” hiding places in the dresser drawer and in the back of the freezer. You’re not alone. Each year, nearly 5 million families become victims of household burglary, often while they’ve been away on vacation.

YOUR HOME SENDS SIGNALS  According to the National Burglar & Fire Alarm Association (NBFAA), there are some simple steps you can take to make your home less attractive to would-be burglars. The best way is to combine the list of ideas below with a professionally installed and monitored electronic security alarm system in your home. Before you leave on your trip, pack your sunblock and be sure to:

  • Get a trusted friend or relative to “house sit.” Or, make sure your neighbors know your plans.
  • Have a neighbor pick up your newspapers and your mail for you daily.
  • Lock all doors and windows, and secure the garage door.
  • Leave a car parked in the driveway, or ask a neighbor to park in your driveway.
  • Leave a house key — and a number where you can be reached — with a trusted friend or neighbor.
