Fishing Trip? A joke to share this Saturday morning!

My friend’s husband recently called home one Friday morning and told his wife, Anne, he’d been asked to fly to Canada with his boss and some friends for several days of fishing.  

Anne was a little taken back, but her husband insisted that this was a good opportunity to get that promotion he’d been wanting. 

She relented, and agreed to pack clothes for a the weekend, and even climb up into the attic for his rod and tackle box. 

He told Anne they’d be leaving around 4:30pm and said he’d swing by the house to pick up his things. 

At the end of the conversation he added, “Oh, please pack my new silk pajamas too.” 

Now Anne thought this all sounded a little odd, but went ahead with the packing. 

Sunday evening when her husband returned looking tired, she asked if he caught many fish.

He said they had caught Walleyes, Bass and Pike.  Then he asked, “How come you didn’t pack my blue silk PJ’s?”

Anne, with a sly smile said, “I did, they’re in your tackle box!

TAX CREDIT CAN BE USED FOR DOWN PAYMENT!

Further Incentive for First Time Home Buyers

Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, on Tuesday said that the Federal Housing Administration is going to permit its lenders to allow home buyers to use the $8,000 tax credit as a down payment.

Previously, most buyers wouldn’t receive the funds until after they filed their tax return, and that deterred some people from using the credit. The NATIONAL ASSOCIATION OF REALTORS® has been calling for the change.

“We all want to enable FHA consumers to access the home buyer tax credit funds when they close on their home loans so that the cash can be used as a down payment,” Donovan says. His remarks came in an address to several thousand REALTORS® gathered Tuesday morning at “The Real Estate Summit: Advancing the U.S. Economy,” at the 2009 REALTORS® Midyear Legislative Meetings & Trade Expo in Washington, D.C..

He says FHA’s approved lenders will be permitted to “monetize” the tax credit through short-term bridge loans. This will allow eligible home buyers to access the funds immediately at the closing table.

Happy Mothers Day to my Mom, Gladys Marvell Jacob!

I am approaching 50 years of age this July and I still consider myself to be a Mama’s Boy.  I am truly blessed to have a mother that raised me with the values that I share with others as an adult and gave me the drive to pick myself  up when hardknocks occur in life.

Marvell JacobMy mother is Gladys Marvell  Jacob and she lives in Shelbyville, Tennessee.  My mother raised us by herself for many years when my brother, sister and I were a young age.  My mother worked very hard as a young woman to put food on the table and a roof over our heads and was very creative as we survived some hard times.  I quickly learned the responsibilities necessary to help run a home and to pick and choose priorities of when to play and when to pitch in and do my part.  I am so proud that my Mom could find love again and married my step-father, Giovanni Jacob when I was in junior high school.  He raised us as his own and I am proud to call him Dad.   He has brought love, joy and laughter into my mother’s life.

My mother and father’s perseverance during the hard times bared fruit of comfort and they now live comfortably and want for nothing in life.  They are wonderful role models of good parenting and I have followed their teachings of how to treat others with dignity and equality.

So to my Mom, thank you with love and Happy Mothers Day, everyday!!!!

Hounds Run, Nashville, Tennessee – Value?

SUMMARY – HOUNDS RUN, NASHVILLE, TENNESSEE 37215

Why are the Days on the Market in this wonderful neighborhood significantly higher that the current average of 91 days in the greater Nashville area yet the value per square footage remain fairly consistent since January 2004 despite the area’s recent market correction?  Does today’s consumer first look at new construction instead of an established neighborhood and well maintained homes?

Hounds Run is an established neighborhood leaving Brentwood and entering the Green Hills area of 37215.  Entry to this beautiful neighborhood is from Brentwood on Granny White towards Nashville.  Take a left on Beddington Park; this is Hounds Run. 

This neighborhood has majestic homes on a minimum of acre lots with scenic views sloping up small hillsides.  Overall, not a lot of property movement in this neighborhood that tells us once a homeowner moves in, remaining in the neighborhood is a great possibility. 

The average days on the market is way above the current 91 days per the Greater Nashville Association of Realtors®.  Property range is usually $800K – $1.5M and the price per square foot has remained fairly consistent since January 2004 despite the Nashville area’s recent market correction.

A joke to share on a rainy Saturday morning!

A koala was sitting in a gum tree…… smoking a joint.  When a little lizard walked past, looked up and said, ‘Hey Koala! What are you doing?’

The koala said, ‘Smoking a joint; come up and have some.’  So the little lizard climbed up and sat next to the koala, where they enjoyed the weed.

After a while the little lizard said that his mouth was dry and that he was going to get a drink from the river.  The little lizard was so stoned that he leaned too far over and fell into the river.

A crocodile saw this, swam over to the little lizard, and helped him to the side. Then he asked the little lizard, ‘What’s the matter with you?’  The little lizard explained to the crocodile that he was sitting smoking a joint with the koala in the tree, got too stoned, and then fell into the river while taking a drink.

The crocodile said that he had to check this out, walked into the rain forest, and found the tree where the koala was sitting finishing a joint. The crocodile looked up and said, ‘Hey you!’

So the koala looked down at him and said,  ‘Shiiiiiiiiiiit, duuuuuude…..How much water did you drink?!!’
